The House on Sathorn: Four eras, one mansion, two reasons to visit

On North Sathorn Road, where Bangkok’s glass towers press in from every direction, one building refuses to disappear. The House on Sathorn, a neoclassical mansion completed in 1889 and listed as a protected national archaeological monument since 2001, holds its ground with the composure of something that has already outlasted everything around it. Skyscrapers rise on either side: the grand hotel tower of W Bangkok on one, Sathorn Square on the other. The mansion between them stands a modest three storeys tall, yet still draws considerable attention to this day. Including ours.

Its biography does not lend itself to easy summary. Built as a private residence for one of Bangkok’s most ambitious Chinese-Thai entrepreneurs, it became a fashionable European hotel, then spent fifty-one years as Thailand’s first Soviet embassy. After a meticulous restoration, The House on Sathorn reopened in 2015 as a dining and events destination of exceptional distinction. Today it houses Paii, one of Bangkok’s most acclaimed modern Thai seafood restaurants, and Bar Sathorn, which made its debut on Asia’s 50 Best Bars in 2025 at No. 48. Few addresses in Asia carry this much history per square metre. What will the future bring?

A mansion with four lives

First era 1889 – 1916: Residence of Luang Sathorn Rajayutka

Bar Sathorn traces its legacy to 1889, the year this mansion was built as a private residence for Luang Sathorn Rajayutka, a wealthy businessman of Chinese origin who had earned his noble title from King Chulalongkorn (Rama V) in recognition of his considerable contributions to the capital.

Those contributions included supplying construction materials for the Bang Pa-in Royal Summer Palace and, most enduringly, pioneering the excavation of Sathorn Canal, the waterway that opened the district to trade and ultimately gave its name to the road, and to this building, The House on Sathorn.

The mansion he commissioned was a statement of status: a two-storey neoclassical structure with interiors of carved teak, tin ceilings, ornate plasterwork and a corner tower rising three storeys above the courtyard. His death from cholera in 1895, at just 38 years of age, brought an abrupt end to a life of extraordinary achievement.

The property passed to his eldest daughter Cham, and then to her husband Luang Chitrchumnongvanich, a Hainanese businessman who invested the family wealth in a rice mill, the favoured enterprise of wealthy Thai-Chinese families of the era. When his business went bankrupt in 1909, the Crown Property Bureau assumed ownership and the family’s connection to the building came to an end.

Second era 1923 – 1926: Hotel Royal

The mansion’s second life was its most glamorous. In 1923, an Italian woman of distinction, Madame Adele Staro, leased the property from the Crown and transformed it into the Hotel Royal, an address that quickly earned a reputation as one of Bangkok’s most luxurious hotels.

The Straits Times of Singapore documented both the hotel’s physical splendour and the social world that surrounded it. Madame Staro presided over a world of international guests, afternoon teas and the European elegance that was so fashionable in the higher circles of Siamese society at the time.

Her tenure, though brief, left a lasting imprint on the character of the building. She departed the kingdom in 1925, after which the hotel was sold to a syndicate and subsequently renamed Hotel Thailand, though the historical record on this transition remains incomplete.

The Hotel Royal era is nevertheless the chapter that most strongly inspires Bar Sathorn’s cocktail programme today.

Third era 1948 – 1999: The Soviet Embassy

No chapter in the mansion’s history is more unexpected than its five decades as a diplomatic post. The groundwork was laid by the close relations that had existed since the early twentieth century between the Siamese royal family and the Russian Empire: Prince Chakrabongse, son of King Chulalongkorn, had spent years studying in Moscow and St. Petersburg.

Formal diplomatic relations between Siam and the Soviet Union were established in 1941, and in 1947 both governments signed an agreement on the exchange of diplomatic missions. The following year, the Kremlin secured a fifty-year lease on this neoclassical building on North Sathorn Road, making it Thailand’s first Soviet embassy.

The rooms that had once received Bangkok society now welcomed party officials and the full ceremonial apparatus of Soviet diplomacy. The mansion bore witness to historic moments whose details are still pieced together from scattered sources.

When the Russian Embassy finally vacated in 1999 after fifty-one years of diplomatic occupation, it left behind a building whose walls had absorbed a century of extraordinary use, in a neighbourhood that had become unrecognisable in the intervening years.

Fourth era 2015 – present time: The House on Sathorn @ W Bangkok

The Department of Fine Arts declared the property a protected national archaeological site in 2001, setting in motion a restoration of considerable ambition. Working closely with the Thai government, W Bangkok and New York design firm AvroKO carried out an extensive renovation with the goal of preserving the original architecture as faithfully as possible: carved teak, ornate plasterwork, coffered ceilings, the octagonal ceiling in one of the upper rooms, the damask wallcovering that had witnessed so much.

The complex received the ASA Architectural Conservation Award for 2020–2021 in recognition of this work. The House on Sathorn opened in July 2015 as a dining destination within W Bangkok, with restaurant Paii and Bar Sathorn as its two anchoring concepts. The mansion can also be hired exclusively for weddings, ceremonies and other celebratory occasions. In 2025, Bar Sathorn made its debut on Asia’s 50 Best Bars at No. 48, placing the mansion firmly on the international hospitality map.

The Sathorn Timeline

1888 — Yom Bisalayaputr acquires land in the Silom district. He supplies construction materials for the Bang Pa-in Royal Summer Palace and pioneers the excavation of Sathorn Canal. King Rama V grants him the noble title ‘Luang Sathorn Rajayutka’.

1889 — The neoclassical mansion is completed. The two-storey main building features carved teak interiors, tin ceilings, ornate plasterwork and a three-storey corner tower.

1895 — Luang Sathorn Rajayutka dies of cholera, aged 38. Ownership passes to his eldest daughter, Cham.

1896 — Cham marries Luang Chitrchumnongvanich, a Hainanese businessman, who takes charge of the estate and invests in a rice mill.

1909–10 — Luang Chitrchumnongvanich’s business goes bankrupt. The mansion passes to the Privy Purse (Crown Property Bureau).

1916 — The property is formally transferred to the King’s private holdings.

1923 — Italian grande dame Madame Adele Staro leases the mansion and opens it as the Hotel Royal, one of Bangkok’s most fashionable addresses. The Straits Times of Singapore covers the hotel’s reputation.

1925 — Madame Staro leaves Thailand. The hotel is sold to a syndicate and later renamed Hotel Thailand.

1941 — Formal diplomatic relations established between Siam and the Soviet Union.

1947 — Both governments sign the agreement on the exchange of diplomatic missions.

1948 — The Soviet Union secures a 50-year lease on the mansion as the site of its first embassy in Thailand.

1999 — The Russian Embassy vacates after 51 years of diplomatic occupation.

2001 — The Thai Department of Fine Arts registers the mansion as a protected national archaeological monument.

2003–14 — Extensive renovation carried out by W Bangkok and AvroKO in consultation with the Department of Fine Arts.

July 2015 — The House on Sathorn opens as a dining and entertainment destination within W Bangkok, housing restaurant Paii and Bar Sathorn.

2020–21 — The complex receives the ASA Architectural Conservation Award (architecture and community heritage conservation category).

July 2025 — Bar Sathorn debuts on Asia’s 50 Best Bars at No. 48, one of seven Bangkok bars on the list that year.

Architecture and Restoration

The complex comprises four buildings arranged around a central courtyard. The main mansion, the oldest of the four, is a two-storey neoclassical structure with a central front porch framed by ornate plasterwork columns and a corner tower rising three storeys. The hipped roof carries diamond-shaped cement tiles. Inside, the ground floor features tin ceilings and generously proportioned rooms; the upper floors retain an octagonal ceiling in one room, a curved banquette within a projecting bay and damask wallcoverings.

The two three-storey side wings were added during Luang Chitrchumnongvanich’s tenure; the rear building, originally a single-storey service structure, was later converted to reinforced concrete.

The renovation carried out by AvroKO in the 2000s — an award-winning New York firm with its own Bangkok studio — was constrained by the heritage designation in the best possible sense: the building’s original architecture was always required to take precedence over the hospitality brief. This produced a result that the Association of Siamese Architects found worthy of its Conservation Award. The plasterwork columns of Bar Sathorn, the coffered ceilings, the carved teak millwork in the private dining rooms: all of it is original. AvroKO’s contribution was the discretion not to overwhelm what was already there.

Paii: Modern Thai Seafood Restaurant

Paii, named after the Thai word for ’to paddle’ and thus a direct reference to Sathorn Canal, occupies the mansion’s former diplomatic reception rooms. Chef Sarocha Rajatanawin works with sustainable local and international fish and seafood, with signature dishes including the charcoal-grilled giant river prawn with choo chee sauce, flambéed French razor clams with XO sauce, and the giant mud crab fried rice that guests order time and again.

OpenTable users rate the restaurant 4.6 out of 5, TripAdvisor places it in the top 10 per cent of Bangkok’s restaurants, and we have of course been ourselves.

Bar Sathorn: Asia’s 50 Best at No. 48

Bar Sathorn occupies part of the ground floor of The House on Sathorn, framed by the original plasterwork columns and coffered ceilings, and made its debut on Asia’s 50 Best Bars in July 2025 at No. 48.

Head bartender Marco Dognini, a Milan-born professional with a career spanning eight countries and four continents, has built a programme of 16 signature cocktails as a journey through the four historical eras of the building:

  • History of Sathorn (1889–1926) with timeless creations such as Pig’s Knees and Rice Blossom
  • Hotel Royal (1926–1948) with Italian-inspired serves including the Hotel Royal Spritz and La Dolce Vita
  • Embassy Row (1948–1999) with globally inspired creations such as Pina and Madame Siam
  • The Present (2015–present), combining premium spirits with authentic Thai ingredients, including the Bangkok Brunch, chilled with a whole frozen tomato and a nod to perhaps the most beloved dish in Thailand: pad krapow

Spaces and Event Venues

The House on Sathorn functions not only as a top restaurant and award-winning cocktail bar, but also as an exclusive event venue within a nationally protected historic monument. The four buildings and central courtyard are configured to serve each of these functions with architectural coherence. The complex offers some of Bangkok’s most distinctive private event spaces.

The House on Sathorn is established as one of Bangkok’s most sought-after wedding venues, offering bespoke Thai and international menus and dedicated event coordination.

The House on Sathorn comprises several distinctive spaces.

Restaurant Paii occupies the former diplomatic reception rooms for lunch, afternoon tea and dinner, both indoors and on the outdoor terrace.

Bar Sathorn, No. 48 on Asia’s 50 Best Bars 2025, offers an illuminated bar, refined seating, garden tables and intimate private spaces with 16 signature cocktails across four historical eras.

For private occasions there is Paii Upstairs, a 41 m² dining room with floor-to-ceiling carved red millwork and a private bar for up to 30 guests, and the Hospitality Suite, a speakeasy-style space with full-width mirrors, plush leather sofas and a dedicated bar for up to 50 guests.

The Conservatory is available for workshops and daytime gatherings; The Loft for meetings and evening celebrations.

The central courtyard forms the beating heart of the complex, ideal for weddings and receptions in one of Bangkok’s most photographed settings.

In 2026, the courtyard of The House on Sathorn is being refreshed with new furnishings.

Location and Getting There

The House on Sathorn is exceptionally well connected. BTS stations Surasak and Chong Nonsi are five to seven minutes on foot, with direct access to the entire Skytrain network. Those arriving by boat can walk to Sathorn Pier (Central Pier) for connections to the Chao Phraya express boat services. By car, valet parking is available at W Bangkok, to which The House on Sathorn is directly connected via the hotel entrance on North Sathorn Road.

A common mix-up: The House on Sathorn is regularly confused with the Blue Elephant Restaurant & Cooking School, and vice versa. Understandably so — both are restored neoclassical mansions serving as gastronomic destinations, and they stand on the same street, barely a fifteen-minute walk apart.

In closing

What sets The House on Sathorn apart from Bangkok’s many beautiful venues is its biography. The four eras it has lived through — aristocratic residence, European hotel, Soviet embassy, and now a gastronomic icon — are not decorative backstory. They are cast into the architecture of the cocktail menu. They are the reason the dining rooms feel the way they do. They are the reason a visit here does not feel like a reservation, but like a cultural outing.

Bangkok is a city that has consumed its past at a remarkable pace. The House on Sathorn is the exception that proves the rule: a building that has survived not through neglect but through careful stewardship across five separate periods of ownership, and that today is not merely preserved but genuinely alive. It is the kind of place you leave carrying something you did not have when you arrived — a beautiful memory.
